Incoming Freshmen Housing

Information for first-year college students new to Towson University.

2025-2026 Academic Year Housing

We are excited you have chosen Towson University! Please utilize the following information as a guide in navigating the Incoming Student Housing Process. If you have any questions after reviewing this information, please email us at .

  1. Submit Your Enrollment Deposit: To officially accept your offer of admission, please submit the $200 nonrefundable Enrollment Deposit and your Enrollment Form in your TU Admissions Portal. The deposit will secure your spot in the incoming class and will be applied to your tuition bill.
  2. Activate Your NetID: Once admitted to the university, activate your student NetID and student email account
    1. Only students who have submitted their Enrollment Deposit and Form, and have activated their NetID, are able to access the Housing Application. You must complete Steps 1 and 2 above before proceeding Step 3 below.
  3. Complete Phase 1 of the Housing Process by May 2nd:
    1. Go to the Living@TU Portal and login with your new TU Single Sign-On (SSO) credentials
    2. Click the “Housing Application” link from the top menu
    3. Find Academic Year 2025-2026 and click “Apply”
    4. Fill out the housing application
    5. Sign and agree to the terms and conditions of the housing contract
    6. Pay the $350 non-refundable Housing Avance Payment
    7. Utilize this Housing Application Guide for assistance
    8. Gender Inclusive Housing: All housing assignments are made based on legal sex, unless the student requests Gender Inclusive Housing. Gender Inclusive Housing can be requested during the Housing Contract process.
    9. Join a Living Learning Community: You can apply for a Living Learning Community through the Housing Application Process. Honors students do not need to apply for the Honors LLC, they will be added by the Honors Program.
  4. Complete Phase 2 of the Housing Process - Roommate Group Process opens May 5th and closes on May 21st  (Optional): During this phase, you are able to find and confirm your roommate through the Living@TU Portal. The Incoming Freshman Student Roommate Matching Guide will be available when the process opens on May 5th. It will help you complete this step in the process. All roommate requests will need to be mutual.  Students with roommate requests will need to select/confirm their roommate by May 21, 2025.
    1. You can skip this phase to be matched with a roommate based on the answers you provided in your housing questionnaire.
  5. Medical Accommodation Requests for Freshmen are due by June 2: Students that have a medical need for housing accommodations must submit their accommodation request through the office of Accessibility and Disability Services.
  6. Receive Your Housing Assignment and Move-In Information on August 1st: An email will be sent to students on or by August 1st notifying them of their housing assignment, roommate information, and Move-In information.
    1. Housing assignments for all new incoming freshmen students are made on a random basis by the department's housing management software utilizing the Roommate Matching Questionnaire that students complete within the University Housing Application. Assignments are also driven by the Living Learning Community (LLC) students apply and are selected for.
    2. Incoming freshmen are able to request a roommate during the Roommate Selection Process, which opens on May 5th and closes on May 21st.
    3. Due to TU's housing demand, we are unable to honor requests for a specific room, type of room, building, suitemates or location of a room within a building. Assignments Students are not guaranteed a specific housing type.
    4. Submitting the University Housing Application early does not elevate one student over another in the assignments process.

Housing Contract Cancellations for 2025-2026

A student who wishes to be released from this Contract prior to the first day of fall classes (the “Fall Pre-Term Period”) but who does not meet the criteria listed for cancellation set forth within the Housing Contract, may elect to pay a Fall Pre-Term Cancellation Fee and be released.  A Fall Pre-Term Cancellation Request Form must be completed and submitted by the student before the first day of Fall Classes. The applicable Pre-Term Cancellation Fee amount will be assessed in accordance with the following fee schedule:

Cancellation Fee. Cancellations approved after the Fall Pre-Term Period schedule (above) will be assessed a $350 cancellation fee to the student upon cancellation of the Housing Contract (whether initiated by the University or at student’s request). To initiate a housing contract cancellation, students must submit a Housing Contract Cancellation request via the Living@TU Portal.

Gender-Inclusive Housing

All housing assignments are made based on legal sex unless the student requests Gender Inclusive Housing. Gender-inclusive housing can be requested during the application process.

Medical Accommodations

Students that have a medical need for medical-related housing accommodations must submit their accommodation request through the office of Accessibility and Disability Services. Students are permitted to submit medical accommodation requests after the June 2nd priority deadline, however, the ability to fulfill approved requests will decrease as placement will depend on the remaining available spaces.

Alternative Housing Options

  • TU has a partnership with Capstone On-Campus Management which operates Harris Hall & Tubman House. Review their site to learn more about their application process and availability. Harris Hall and Tubman House and Millennium Hall are not operated by the university. Any monies paid to Capstone Properties cannot be transferred to the university.
  • TU has recently entered into a partnership with Towson Place Apartments. Please contact them directly to learn more about their application process and availability.
