Incoming Student Eligibility

Students who have submitted their Enrollment Deposit will have access to housing applications and housing request forms. For more information regarding incoming and transfer student housing processes, please visit the pages outlined below.

  • Incoming Freshman Housing: New freshman students for the upcoming semester or academic year can learn more about Incoming Freshman Housing Process.
  • Transfer Student Housing: Incoming transfer students for the upcoming semester or academic year can learn more about housing options and processes.
Returning Student Eligibility

Residential students who currently live in University Housing, Harris Hall, and Tubman House for the Spring semester are considered Returning Students (students living in Millennium Hall are considered Off-Campus Students - see below for Off-Campus Housing Eligibility). Returning Students are eligible to participate in the Returning Student Housing Selection Process every year, unless otherwise noted in Housing & Residence Life policies and procedures. Information about returning student housing processes can be reviewed via the webpage below.

  • Returning Student Housing: Current residential students can learn more about returning to university housing for the upcoming academic year by completing their housing contract and selecting their assignment.
Off-Campus Student Housing Eligibility

All other students currently enrolled for the Spring semester who do not live in University Housing at the time of the Returning Student Housing Selection Process (including Millennium Hall residents) are considered Off-Campus Students and are not eligible to participate in the Returning Student process.

Housing for Spring 2026

The Spring Housing Request form will open on November 5, 2025 at 12:00pm EST via the Living@TU Portal. Spring Housing is on a first come, first serve basis based on the amount of availability we will have.

Receiving a Housing Offer as Space Becomes Available: As spaces become available, students are offered housing via their Towson University email address with instructions on how to complete the housing offer process. Students must accept the housing offer by completing the Housing Contract and submitting a $350 non-refundable Housing Advance Payment by the offer due date, typically 3-4 days of receiving the offer or the offer will expire and the student will be removed from the waitlist.

Housing for 2026-2027

On-campus housing for off-campus and transfer students is very limited so we strongly encourage you to explore alternative and off-campus housing options. The Fall 2026 Housing Request Form will go live on March 16, 2026 at Noon EST and will close on May 4, 2026 at 11:59pm EST

Alternative Housing

Due to the significant University Housing demand and limited housing occupancy, we strongly advise Off-Campus Students, Incoming Transfer Students, and Returning Students who missed the Returning Student Housing Contract deadline to explore alternative options as University Housing is limited.

  • TU has a partnership with Capstone On-Campus Management which operates Harris Hall & Tubman House and Millennium Hall. Please visit their respective websites (via the links provided) for information regarding their application process and potential availability.
  • TU has recently entered into a partnership with Towson Place Apartments. Please contact them directly to learn more about their application process and availability.
  • You can also view off-campus housing options on the Towson University Off-Campus Housing search.
  • TU is also coordinating an Off-Campus Housing Fair on Monday, June 16 from 9:30am - 11:30am on the 2nd Floor University Union.
